Wash Suites

Bath & Shower Amenities

Located inside The Grain Bin, the Wash Suites provide private restroom and shower facilities for guests. Each suite is designed for comfort and privacy, offering a higher-end alternative to traditional campground bathhouses. The Wash Suites also include two outdoor showers.

The Grain Bin

Clubhouse / Gathering Space

The Grain Bin will serve as the central gathering place at Felton Ranch RV Experience. The structure is built around a converted grain bin and functions as the social heart of the ranch.

Features include a coffee bar, indoor seating with a large ranch-style communal table, ranch history displays and artifacts, access to the Wash Suites, and a covered patio with a limestone fireplace for evening gatherings and occasional live music.

Bur Oak Gathering Ground

Outdoor Gathering Space

Located in the northwest pasture of the ranch, the Bur Oak Gathering Ground is a natural outdoor gathering area honoring my great-grandfather, John “J.P.” Lynn. The space will feature preserved bur oak trees, a limestone fire circle, and a quiet place for guests to gather and enjoy the ranch landscape.

Frank’s Hangout

Music & Artist Cabin

Frank’s Hangout will be a small cabin dedicated to music, creativity, and honoring the legacy of my father, Frank Felton. The space will host visiting musicians and songwriters who spend time on the ranch writing music and occasionally performing informal sunset sets for guests.

Pirate’s Cove

Ranch Trail Landmark

Pirate’s Cove is a natural hollow located along the ranch hiking loop. The area was named by my dad years ago and has long been part of our family’s ranch history. The plan is to keep the space mostly untouched, with only a bench and small marker so guests can pause and enjoy the setting.

Felton Ranch Coach Barns

Motorcoach Storage (Future Phase)

Planned as a future phase, the Felton Ranch Coach Barns will provide premium enclosed storage for Class A motorcoaches. The concept includes two ranch-style barn structures with enclosed bays designed to match the architectural character of the ranch.

    • Horses must remain with the guest’s trailer or in portable containment (no loose animals)

    • No riding on the property (roads, sites, or pastures)

    • Cleanliness and responsibility at each site will be maintained
