Guest Guidelines

Felton Ranch is a working cattle ranch designed to offer a clean, calm, and authentic stay. These guidelines help protect the land, livestock, and overall guest experience.

  • Livestock may be present at any time. Guests should be aware of animals, uneven terrain, and normal ranch activity during their stay.

  • Cattle are working animals and are not to be approached, fed, or disturbed. Guests are asked to remain on roads and designated areas.

  • Limited horse presence is permitted for care and short stays. Riding is not allowed on ranch property. Nearby riding is available at Mozingo Lake Recreation Park.

  • Guest use is limited to designated areas of the ranch. Barns, equipment areas, and private ranch zones are not accessible.

  • Only registered guests are permitted on the property unless prior approval is given.

  • Quiet hours are observed from 10:00 PM to 7:00 AM. The property is designed to be calm and low-traffic—ATVs and golf carts are not permitted.

  • Electric bikes are allowed on ranch roads at low speeds (10 mph maximum). Riding on grass or trails is not permitted.

  • Dogs are welcome but must remain on a leash at all times and under control around livestock.

  • Please drive slowly and park only in designated areas.

  • Fires are allowed only in designated areas and must be fully extinguished when finished.

  • Guests are expected to be respectful of the property and other guests at all times.

  • Yes. The layout is intentionally designed for larger rigs with wide internal roads and spacious site configurations.

  • Amenities include historic grain bins thoughtfully reimagined into private bath suites and gathering space, along with curated outdoor common areas designed for quiet relaxation.

  • Yes. Early reservation access will be offered prior to April 2027 for those on our Opening Access List.

  • Yes. We welcome responsible pet owners and will publish detailed guidelines prior to opening.

  • Felton Ranch RV Experience is a family-owned working ranch intentionally designed for space, privacy, and a refined guest experience. This is not a high-density campground — it is a thoughtfully developed ranch setting operated by the Felton family.

  • Felton Ranch welcomes guests traveling with horses.

    • Horses must remain with the guest’s trailer or in portable containment (no loose animals)

    • No riding on the property (roads, sites, or pastures)

    • Cleanliness and responsibility at each site will be maintained
